Version 5.0 extends edition 4.0 of 22 June 2026 for the launch of the real-estate vertical: the “Object” now covers a vehicle OR a property (apartment, house, condominium, etc.); the previous bans on non-vehicle listings and requests are removed; requirements that apply only to operating a vehicle (driving licence, roadworthiness and motor insurance, traffic rules) now carry a “vehicle only” carve-out, and separate requirements are introduced for property (the right to let the Object, habitability). New: when posting a vehicle request the Guest explicitly confirms holding a valid driving licence; the confirmation is recorded by the Operator and may be relied on in disputes and complaints.
この版を開くVersion 4.0 extends edition 3.0 of 26 May 2026: it describes the “Delivery and rental requests” feature as part of the Service (a request is a renter’s invitation to treat that hosts may respond to; the parties’ responsibilities; prior moderation of requests); it clarifies that chat conversations are stored on the Operator’s infrastructure; and it unifies the contact address to balmforpartners@gmail.com.

The document now clearly defines Balm’s role as an information intermediary (not a party to the rental transaction), introduces eligibility and driving-licence requirements, listing standards, rental-vehicle owner responsibility, VIP service fees and refunds, user-generated content licence, complaints and blocking procedure, limitation of liability and indemnification, force majeure, governing law and dispute resolution, Thailand-specific provisions and platform-store-specific clauses.
