Condo or apartment: which to rent in Phuket?
Amenities and service versus price and simplicity. The difference is not always obvious from a listing – here is what Phuket calls a “condo” versus an “apartment”, and who is better off with which for a long stay.
In Phuket the words “condo” and “apartment” are often used interchangeably, but they mean different kinds of home. A condo is a unit in a managed complex with a shared pool, security and upkeep. An apartment is more often a home in a smaller building without extensive facilities, but cheaper. For a month or longer the difference shows up in price, comfort and what the rent includes.
Condo: pool, security, service
A condo appeals through its facilities: a shared pool, gym, security and reception, plus shared-area cleaning. Units often come furnished and equipped, and complexes sit conveniently near beaches and popular areas. In return you pay more and cover a common-area fee (sometimes included, sometimes not). For those staying months and valuing turnkey comfort, a condo is the most popular choice.
Apartment: cheaper and simpler
An apartment or unit in a smaller building costs noticeably less than a condo for the same size. It is usually clean housing with basic furniture but no pool, gym or reception; security and parking are hit or miss. It suits those on the island for budget reasons, working remotely and not needing a complex’s amenities. The downside is less service: repairs and utilities are more often sorted directly with the owner.
Price, utilities, deposit and contract
- Price: a beachside condo studio is roughly 18,000–35,000 THB/month, a simple apartment from 8,000–15,000 THB. Price depends heavily on area, season and distance to the sea.
- Utilities: almost always on top of rent. Electricity is the main cost because of air conditioning; in a condo the rate is sometimes above the “government” tariff. Confirm the per-kWh rate up front.
- Deposit: usually 1–2 months’ rent. Clarify the refund terms and what counts as “wear and tear” – a common source of disputes at move-out.
- Contract: for a month or longer, sign a written contract with price, deposit, tariffs and term. Short lets (under a month) in residential condos are sometimes banned by building rules.
- What’s included: a condo often includes pool and gym use, sometimes internet and cleaning. An apartment usually includes just the home; services are extra or absent.
| Your situation | Better pick |
|---|---|
| Pool, gym and security matter | Condo |
| Tight budget, long stay | Apartment |
| Remote work, want turnkey comfort | Condo |
| Happy to handle chores yourself for a lower price | Apartment |
| Family, need space and a safe compound | Condo (or a house) |
Verdict
Want a pool, gym, security and minimal hassle – take a condo: you pay more for comfort and service but get turnkey housing in a convenient spot. Counting every baht, staying long and happy to handle chores yourself – an apartment saves meaningfully. A family needing space and its own grounds should also look at houses. Either way, before signing confirm the electricity rate, the size and refund terms of the deposit, and exactly what the rent includes.

FAQ
What is the difference between a condo and an apartment in Phuket?
A condo is a unit in a managed complex with a shared pool, security and upkeep; often furnished and well located. An apartment is a home in a smaller building without extensive facilities, but cheaper. In practice the words get mixed up, so judge by the amenities list and what the rent includes, not the label.
Which is more expensive to rent – a condo or an apartment?
A condo is usually dearer thanks to facilities and location: a beachside studio is roughly 18,000–35,000 THB a month, while a simple apartment starts at 8,000–15,000 THB. But a condo bundles some amenities into the price, and its electricity rate can be higher – work out the real gap including utilities.
What deposit is asked for a monthly rental?
Usually 1–2 months’ rent, occasionally more for pricier places. The deposit should be returned at move-out minus genuine damage, but disputes over what counts as “wear and tear” are common. Before moving in, document the condition with photos and put the refund terms in the contract.
Can I rent a condo for just a few days?
Sometimes, but many residential condos ban short lets (under a month) under building rules and Thai hotel law. Short stays are let legally by apart-hotels and specially licensed complexes. For a week’s holiday it is simpler to look for nightly stays or a hotel, and take condos and apartments from a month up.
